A Washington ten (10) day notice to quit is a legal document served by a landlord to the tenant(s) of a rental property who have violated the terms of a lease. This document allows the tenant(s) the opportunity to rectify the specific violation or vacate the premises.

If, in fact, the violation is not rectified the within ten (10) days of the date of the notice, and the tenant(s) have not vacated the premises, the landlord would then be within their rights to terminate the lease, acting within the laws of the state. The landlord must begin these actions by completing this document and providing service or delivery.

How to Write

Step 1 –  Establish the Tenant’s Name to Whom the Document Shall be Directed –

  • At the top of the page, the landlord must enter the name of the primary tenant to whom the notification shall be served (the document will automatically be directed to all other tenants)

Step 2 –  Premises Location – The landlord must enter:

  • The complete address of the location of the premises where the violation has occurred

Step 3 – Description of Non-Compliance – The landlord must:

  • Provide a description of the violation of the lease that will require rectification in order for the tenant(s) to be able to remain on the premises as tenant(s)

Step 4 – Date of the Execution of the Document –

  • The landlord must enter the date of the execution of the document in dd/mm/yyyy format

Step 5 – Signature –

  • The landlord or their agent must enter their signature
  • The signatory must enter their printed name
  • Provide the landlord or agent’s address
