An Oklahoma 5-Day Notice to Quit (Non-Payment of Rent) is a document used to notify a tenant that their rent is past due. It may be delivered to a tenant at any time thereafter for the failure to pay rent. If the tenant fails to pay rent within five (5) days after written notice of the demand for payment, the landlord may terminate the rental agreement. This notice to quit is a demand for past due rent and also acts as a demand for possession if the tenant fails to pay, therefore no other further notice needs to be given.

How to Write

Step 1 – Gather all information pertaining to the tenant that is in breach for the non-payment of rent. On the first set of empty fields enter the tenant’s address

Step 2 – For paragraph that begins with “PLEASE TAKE NOTICE”, enter the date in which the contract signed and took effect as well as the stated monthly rent.

Step 3  – For paragraph that begins “PLEASE TAKE FURTHER NOTICE”, enter the number of months in which rent wasn’t paid and the total sum owed to the landlord.

Step 4 -For paragraph that begins “PLEASE TAKE FURTHER NOTICE… FIVE (5)”, enter the name of the name/company the tenant must deliver past due rent or the property.

Step 5 – The landlord must complete the document by giving a signature and the following:

  • Title (of person signing)
  • Date
  • Address
