A Missouri 10-Day Notice to Quit (Non-Compliance) is a legal memo sent to a tenant who is in breach of contract for any reason other than the non-payment of rent. When a tenant violates a provision in the lease, the owner or whoever holds the lease can give 10 days’ notice to vacate the premises. The tenant will then have to decide as to whether to remedy the breach or move out of the premises. After the 10 days have gone by, the landlord has the right to re-enter the premises to see whether or not the breach has been fixed.

If the landlord suspects the tenant is engaging in illegal possession, sale, or distribution of controlled substances, the landlord will need to file a petition to prove it.

How to Write

Step 1 – Enter the names of all tenants occupying the rental unit and write in the rental agreement.

Step 2 – The first paragraph explains that the tenant is in violation of the rental agreement/tenancy. In the blank field below this paragraph, enter the tenant’s address.

Step 3 – Proceed to specifically detail the non-compliance created by the tenant(s).

Step 4 – The last paragraph then goes on to explain the consequences if the breach is not remedied within 10 days. Give the date on which this notice will be served to the tenant. Afterward, sign and print your name. And lastly, enter your contact address.
