A Massachusetts thirty (30) day notice to quit is a required form when a tenant has not fulfilled their obligations in the lease agreement, and the landlord grants them this timeframe to cure the issue or move out. If the tenant does not vacate the premises then they shall be subject to a Summary Process (the legal term for eviction) by the landlord.

Laws – There is no statutory notice requirement for terminating a lease for a breach other than nonpayment. However, the landlord should terminate the lease by giving proper notice required under the lease terms. If no specific mention exists on the lease, the landlord should give a reasonable time to vacate; common practice for tenants at will is thirty (30) days . M.G.L.A. 186 § 12 .

How to Write

Step 1 – First date and then enter all of the tenant’s info including their unit number, street address, city, state, and zip code. If there is more than one tenant on the lease, specify the names of the other tenants as well.

Step 2 – After the first paragraph, describe the reason for eviction.

Step 3 – Lastly, the landlord must sign and add their contact address and phone number. Once fully complete, hand delivers the notice to the tenant.
