A Massachusetts 14-Day Notice to Quit (Non-Payment) is a document used by landlords to serve a tenant who fails to pay rent on time. After receiving this notice, a tenant will have 14 days to cure the rent, paying all past-due rent and any fees or interest that may have accumulated. In the event that the tenant cures the rent before the day, the answer is due, the tenancy shall go on as normal.

If the tenant complies and pays rent in debt but somehow due to the failure of delivery by any government municipality, the courts shall allot the tenant another 7 days in order to cure the rent.

How to Write

Step 1 – Enter the tenant’s contact info and date. If there is more than one (1) tenant on these leases then it’s important to state all lessee’s names. Complete the tenant’s info by including their info by adding their address.

Step 2 – Enter the amount of rent that is due and the date the rental agreement will terminate if rent is not paid at the end of 14 days.

Step 3 – Once delivery has been made, it’s important that the Proof of Delivery form is completed. Enter the date on which the notice was delivered and check all that apply in terms of how the notice was delivered. Complete the form with the signature of the person making the delivery (landlord/agent).
