A Maryland 30-Day Notice to Quit (Non-Compliance) is a legal document used to relay a message from a landlord to their tenant of a non-compliance breach with regard to the rental agreement. This notice states that the landlord plans to regain possession of the property within 30 days. However, if the tenant fixes the non-compliance within the allocated timeframe, the tenant shall be able to keep possession of the property and their tenancy will go on as normal.

How to Write

Step 1 – Enter the date in which the tenant breached the terms of the lease and describe the breach to the best of your ability.

Step 2 – Enter the names of the tenants and the address. Follow that by entering the day on which the tenant must vacate (cannot be less than 30 days from the day of notice).

Step 3 – Before delivering the notice to the tenant, give a checkmark to the appropriate box in which the delivery was made (either personally or left conspicuously).
