An  Alaska 10 Day Notice to Quit (Non-Compliance) is a document created by the landlord and served to the tenant when they break the lease by doing something other than non-payment of rent. The landlord must specify the acts and omissions constituting the breach. Of all the Notice to Quit forms for Alaska, this is the least severe which is why the tenant is allotted 10 days to fix the problem. If the problem isn’t fixed within 10 days after being served, the rental agreement will terminate.

If the tenant remedies the problem and commits the same offense within 6 months, the landlord by law has the power to serve the tenant a 5-Day Notice to Quit instead of the standard 10 days. ( AS § 34.03.220(2) )

How to Write

Step 1 – Fill-in the empty fields with the following:

  • Tenant’s Name and Address

  • Description of Noncompliance Violation
  • Landlord’s Signature and Printed Name
  • Landlord’s Address and Phone Number

Step 2 – Deliver the Notice to Quit to the Tenant by personally delivering the notice. If the tenant is absent upon delivery, leave the notice securely latched onto the door where it’s in clear visible sight. If unable to serve personally, serve the document by registered or certified mail.
